Coatesville High Performance House

The second project to incorporate the HOLZRAUM System building envelope, the Coatesville High Performance House balances a comfortable two-bedroom, two-bath home with energy efficiency and super insulation to attain Passive House standards. Hugh Lofting Timber Framing & High Performance Building provided construction management and timber framing for the project. The prefabricated envelope system meant faster construction; once the foundation was complete, the envelope was erected and fully enclosed in only one month.
Located on a private, wooded lot in Chester County, the house includes high-performance, prefabricated exterior wall assemblies with wood-fiber insulation. The system eliminates thermal bridging to keep the house warmer in winter and cooler in summer. All-natural materials ensure indoor air quality and prohibit future development of mold or rot. Wood products used in the assemblies are PEFC certified, a leading global alliance dedicated to forest stewardship. Roof assemblies feature conventional trusses with a smart membrane for moisture management and air-tightness. Polished concrete floors contain radiant heating and over four inches of continuous under-slab insulation. Timber frame roof trusses highlight the family room.
